Rent Calculations

Your portion of rent will be calculated using three pieces of important information:

• Your household’s monthly gross income

• The payment standard for your unit (target rent & utility allowance)

• Your unit’s rent

A payment standard is the amount generally needed for rent and utilities for a moderately priced dwelling unit in Lincoln. It is used to calculate the amount of housing assistance a voucher holder will receive.

  • The standard is set by bedroom size and it is based upon the Fair Market Rents set by HUD.
  • The payment standard isn’t used by landlords to set rent.
  • You can select a unit above or below the payment standard. Either way, your household will pay 27% of your household’s gross income (before deductions) for rent and utilities.
  • If the unit you decide to rent costs more than the payment standard, you must pay the additional amount.
  • Under LHA’s Move to Work rules, no more than 50% of your income can go towards rent and utilities. However, LHA will only provide assistance to the limit of the payment standard for your household’s approved bedroom size.
  • Target rent is the payment standard minus the utility allowance.
