Now that you have found a landlord who will take your voucher in a place you can afford, the inspection process can start.

You will give the landlord the inspection form you got at the voucher briefing. The landlord will schedule the inspection with the Lincoln Housing Authority (LHA) inspection desk.

Things that slow this process down:

• The inspection form isn’t completed entirely or you misplace it.

• No one shows up for the inspection to let the inspector into the unit. If you reside in the unit, this could be you or the landlord can allow the inspector in.

• Utilities aren’t on in the unit at the time of the inspection

• The unit is not ready for the inspection or has too many defects

An LHA inspector will go out to do the inspection usually within 7-10 business days of being called by the landlord. A report of findings is issued within 2 business days. If corrections must be made, LHA must inspect the property again.

LHA is not allowed to provide housing assistance payments (HAP) for a unit that is not safe or sanitary. Every unit must be inspected to ensure it meets the minimum standards. Click here for an overview of these standards.

The inspection process also determines whether or not the rent the landlord is charging is reasonable.
